Highest-impact work on older Auckland homes: re-configuring interior layouts, restoring or replacing original joinery, adding built-ins. Usually runs alongside a kitchen or bathroom reno, sometimes standalone.
Renovating an existing house is different to starting from a slab. There's structure you have to work with, services to protect, and a family that usually wants to stay in the house while we build. Every LSM renovation runs through the same five stages.
Free on-site visit. We walk the existing space with you, identify structural constraints, flag services that will need to move, and tell you up front if the project is feasible in the form you're imagining.
If the project needs design input, we bring in our architectural partners. We lodge with Auckland Council where consent is required. You don't chase council paperwork; we do.
Transparent, itemised, fixed-price quote. Labour, materials, permits, council fees and engineer sign-off all listed. Variables inside the walls are listed as named allowances, not hidden.
Most clients stay in the house. We agree up front how we'll stage the job: temporary kitchen, bathroom access, dust containment, working hours. Weekly progress updates and photos throughout.
Full walk-through on completion. Code Compliance Certificate lodged where applicable. 12-month workmanship warranty kicks in from handover, with the 10-year structural guarantee behind it.

Auckland renovations often involve older housing stock - from character villas and bungalows through to plaster-clad homes from the 90s and 2000s. Each brings its own challenges. Our experience across these property types means we plan for them early, avoiding surprises during construction.
Central and south-west Auckland (Mt Eden, Epsom, Mt Roskill, Hillsborough) is full of pre-1940 villas and bungalows. These homes reward renovations that respect the original bones: matching profile weatherboards, interior layouts that don't fight the architecture, and the right structural call when opening up a load-bearing wall in a century-old frame.
Auckland homes built between 1994 and 2004 are the ones to check. Leaky building syndrome hit thousands: monolithic plaster cladding, poor flashings, framing rot. We handle targeted flashing repairs, partial re-clads and full re-clads with LBP sign-off across every stage.
Most renovation work that changes the building envelope, structure or services needs a consent from Auckland Council. We lodge, attend inspections and close out the Code Compliance Certificate as part of the build quote. For work that doesn't need consent, we'll tell you up front.

Renovation costs vary significantly depending on the existing home and project scope. Rather than relying on indicative "starting from" figures, we identify the key cost drivers specific to your project. These are carefully assessed on-site prior to preparing a detailed fixed-price quote.
The primary cost driver. A bathroom renovation, kitchen renovation, and full-home renovation each carry different levels of scope and cost. Structural changes - such as load-bearing wall removal, second-storey additions, or extensions - introduce additional engineering and complexity.
The condition behind the walls is often as important as what's visible. Damaged framing, outdated wiring, galvanised plumbing, missing insulation, or asbestos can all affect cost. Where identified, these are clearly outlined as allowances within the quote - not left as unexpected variations.
Selections such as tiles, joinery, appliances, tapware, and flooring all scale the overall cost. This is typically where clients have the greatest control over the final budget.
Works involving structural changes, plumbing alterations, weathertightness, or extensions generally require consent. Associated council, engineering, and inspection costs are incorporated into the quote, not treated as additional extras.

Depends on scope. A standalone bathroom renovation typically runs 2–4 weeks. A full kitchen rebuild is 3–6 weeks. House extensions and whole-home renovations run 3–9 months depending on design complexity and consent. Timelines are realistic, not designed to win the job. We'd rather set it honestly and hit it.
For most kitchen and bathroom jobs, yes. We agree a living-in plan up front: temporary kitchen set-up, bathroom staging, dust containment, working hours. For bigger projects (full rewires, second storey additions, major structural work) it's sometimes cheaper and less stressful to move out for part of the build. We'll be honest about which applies to your project in the quote.
Most renovation work that changes structure, services, or the building envelope needs a consent from Auckland Council. Interior cosmetic work (painting, like-for-like fixture swap) usually doesn't. We'll tell you clearly in the quote which category your project falls into, and we handle all lodging and inspections where consent is required.

Yes. Central and south-west Auckland is full of pre-1940 homes and this is a specialty area for us. Matching original weatherboards, respecting existing joinery details, making the right structural calls when opening up load-bearing walls. These are the things that separate a good villa renovation from a botched one.
We require a deposit of 50% before work begins, which covers initial materials and mobilisation. From there, we invoice weekly in line with progress on site. Every project is covered by a written contract before any work starts, so payment milestones, scope, and expectations are clear from day one.
Based in Hillsborough, LSM Construction works across Auckland - from Silverdale to Pokeno, and from Kawakawa Bay to Piha and Kumeu. Most projects are in central and south-west Auckland, with travel considered up to 40 km from the city centre.
