Elevated decks, pool decks, and decks over 1.5 m are classified as Restricted Building Work under New Zealand regulations and require Licensed Building Practitioner (LBP) supervision. All LSM projects are led by LBPs, ensuring compliance from the outset.

Every deck and outdoor build runs through the same five stages. Most jobs from first call to handover sit between three and eight weeks depending on size and material.
Free on-site visit. We measure the space, talk through how you'll actually use it (BBQ zone, dining, lounging, pool surround), assess the slope and access, and flag any consent triggers like elevated structures or pool fencing.
We sketch the layout to fit your section, pick the material based on look, longevity and budget — treated pine, kwila, vitex or composite. Pergolas and roofs sized to integrate with the deck, not bolted on.
Itemised quote covering substructure, decking material, fixings, balustrades, pergola if applicable, finishing oil or stain, and consent fees if needed. What we quote is what you pay, barring variations you sign off.
Site protection, post-and-pile substructure, framing, decking, balustrades, finishing. Site Safe certified throughout. A typical timber ground-level deck is 1–2 weeks; a hardwood deck with pergola and screens runs 3–4 weeks.

Auckland's climate is tougher on outdoor work than most of New Zealand. Wet winters, UV-heavy summers, salt air on coastal sections, sloping volcanic sections that need real engineering. We build for those realities, material choices, sub-deck drainage, structural calls, not against them.

Auckland's volcanic terrain means a lot of decks sit on slopes and need pile foundations, retaining or cantilevered framing. We bring engineering in early so the deck is sized to the actual site, with consent handled where the deck height triggers it.
Pool decks have to work with NZ Building Act fencing rules. We integrate compliant balustrades, gates and barriers into the deck design from the start, not bolted on later as an afterthought that fails council inspection.

Deck costs vary depending on size, materials, height, structural complexity, and features such as pergolas. Per-square-metre pricing based on a brief discussion is rarely accurate. Here are the key factors that determine cost on a typical Auckland deck project.
Square metres are the starting number, but multi-level decks, curved edges and steps add labour days that a simple rectangle doesn't. Bigger isn't always linearly more expensive; complexity is what really moves the price.
Treated pine sits at the entry point. Kwila and vitex hardwoods are roughly twice the material cost but last decades longer. Composite is at the top of the range with the lowest maintenance.
A ground-level deck on a flat site is the cheapest scenario. Decks on poles, piles, retained substructures or that need to span a slope add real cost in framing and engineering.
Pergolas, roofs (timber or polycarbonate), balustrades, glass panels, screens, integrated lighting, built-in seating. Each is a real cost line, but each one extends what the deck does.
Narrow rear-section access, removal of an existing deck, consent for elevated or pool-adjacent decks all sit in the quote as named line items.

A standard timber ground-level deck is typically 1–2 weeks. A hardwood deck with pergola and screens usually runs 3–4 weeks. Larger pool-deck or elevated builds with consent can stretch to 6–8 weeks. We give a realistic timeline with every quote.
No single answer, it depends on budget, look and how often you'll re-oil. Treated pine is cheapest up-front but needs annual maintenance. Kwila and vitex hardwoods cost more but age beautifully and last 25+ years with light upkeep. Composite is highest cost but lowest maintenance.
Most ground-level decks under 1.5 m don't need consent. Decks above 1.5 m, decks attached to the house in some configurations, and pool decks usually do. We tell you up front in the quote whether your deck triggers consent and we handle the lodging if it does.

Yes. A lot of Auckland sections are sloped or have grade changes — pile or pole substructures, retaining where needed, cantilevered framing. We bring engineering in early during feasibility so the substructure is sized to the actual slope, not a generic assumption.
We require a deposit of 50% before work begins, which covers initial materials and mobilisation. From there, we invoice weekly in line with progress on site. Every project is covered by a written contract before any work starts, so payment milestones, scope, and expectations are clear from day one.
