What we fix.

Most maintenance work sits within five key categories. For jobs too complex for a quick fix but not large enough to be a renovation, we provide a licensed building solution.

Leaks & Weathertightness Repairs

Roof leaks, deck leaks, window leaks, internal water staining, failed flashings, perished sealants. We diagnose where the water's actually coming from — rarely where it shows up — and fix the cause.

Rot & Timber Repairs

Rotten weatherboards, deck boards, fascia, soffits, window frames and bottom plates. Cut out, treat, replace with the right grade and profile, finish to match. Warranted like new work.

Deck, Fence & Outdoor Repairs

Loose or rotted deck boards, sagging joists, failed substructure, broken balustrades, damaged fence panels, leaning posts. Repair where it makes sense, replace where the timber's past it. Honest call either way.

Doors, Windows & Joinery

Doors that won't close, windows seized in frames, broken hardware, damaged interior door replacements, new door slabs refit into existing frames. Adjustments and full unit replacements both covered.

Flashings, Cladding & General Building Repairs

Cracked or missing flashings, damaged cladding sections, soffit and barge board replacement, exterior trim repairs, post-storm damage, owner-engaged insurance work.

Maintenance work often sits in a grey area - beyond small repairs but not a full renovation. LSM is structured to take on that type of work and manage it properly from start to finish.

Same Licence, Smaller Job

A leak repair, rotten weatherboard, or sagging deck is still building work. The difference between a lasting repair and a short-term fix is proper construction knowledge. All LSM maintenance work is carried out by an LBP-supervised team - the same standard applied across all project sizes.

Warranty You Can Rely On

Most small repair work carries limited or no warranty. At LSM, all maintenance work is covered by a 12-month workmanship warranty, the same as our larger projects. If an issue arises from workmanship within that period, we return to resolve it.

One Team for the Full Repair

Maintenance issues often involve multiple layers of work - structural repair, insulation, lining, and finishing trades. We manage the entire process as one coordinated team, providing a single quote, timeline, and point of contact from start to finish.

03 — How We Work

How a maintenance
job works.

Maintenance runs on a different rhythm to a renovation or new build. Faster, smaller, more diagnostic. Most jobs are scoped, quoted and started within a fortnight — many sooner.

Phone or Form Triage

First call or form message — we ask what's happening, when it started, photos if you can send them. Most jobs we can scope on the phone and tell you whether it's a maintenance fix or something bigger.

Site Visit & Diagnosis

For anything we can't scope from photos, we book a site visit — usually within the week. With repairs the diagnosis matters more than the visible damage. A leak at the ceiling rarely starts there; we find the actual source before quoting.

Written Quote

Itemised quote covering work, materials, sub-trades (electrician, plumber, plasterer, painter), disposal and access. Very small jobs make more sense quoted hourly than fixed-price — we'll tell you which suits and why.

Repair Work

Site protection, the repair itself, any associated trades coordinated by us. Most jobs finish in one to three days on site. Bigger ones — re-clad sections, full leak remediation — run one to three weeks.

Sign-Off & Warranty

Walk-through, you check the work, we clean up. The 12-month workmanship warranty starts at sign-off. If anything we touched fails inside that window, we come back. Photos go on file for any future revisit.

04 — Local Expertise

Built for Auckland's
older housing stock.

A lot of Auckland's housing stock is 50 to 100 years old, plus a chunk from the leaky-home era between the mid-90s and mid-2000s. That mix produces a specific maintenance pattern — weatherboard rot, failed monolithic cladding, perished flashings, sagging decks — we see weekly across the central and south-west suburbs.

Monolithic plaster cladding, untreated framing, no cavity batten — the classic 1995–2005 leaky-home stack. We've worked on enough of these to know where to cut, what's salvageable and when partial remediation makes sense versus a full re-clad. Honest call either way.

What an Auckland
maintenance job actually costs.

Maintenance pricing works differently to project pricing. Smaller jobs quoted hourly, larger ones fixed-price. There's no per-square-metre rate for "fix a leak" — the price depends on how much damage is behind it. Here's what really moves the cost.

Diagnosis vs Repair

A leak repair starts with finding the leak — straightforward or half a day. Once the source is confirmed, the repair is often the smaller half of the bill. Diagnosis time is real time we charge for.

Hidden Damage Behind The Visible Problem

A rotten weatherboard often means rot in the framing behind it. We don't know until the cladding's off. Quotes flag this honestly — fixed price for what's visible, hourly variation if something worse turns up. We don't paper over what we find.

Materials & Matching

Replacing a weatherboard on a 1920s villa means matching profile, timber species and finish — sometimes custom-milled. A treated pine deck board is cheap. A heritage-profile weatherboard is not. Material cost varies wildly with what's being matched.

Sub-Trades Needed

Some jobs are pure carpentry — others need an electrician, plumber, plasterer or painter in sequence. Each adds cost. We coordinate them, and the quote breaks out who's doing what so nothing's hidden.

What's the minimum job size you'll take?

No fixed dollar minimum, but we don't run a licensed builder out for one hour of work. For tiny jobs we'll suggest batching a few items into one visit. Send us a list and we'll tell you.

How much does a typical maintenance job cost?

Smaller jobs (deck board replacements, door adjustments, minor leak fixes) are quoted hourly. Larger jobs (full leak remediation, weatherboard runs, structural repairs) are fixed-price. Send photos and we'll give you a ballpark before booking a site visit.

How fast can you get out for a look?

Most non-urgent site visits are booked within the same week. For active leaks or winter storm damage we move faster where the diary allows. We're honest if it's a fortnight wait — better than promising a date we can't hit.

Is it maintenance or is it a renovation?

Like-for-like repair or replacement of an existing element is maintenance. Changing layout, scope or finishes — new kitchen, moved walls, added bathroom — is a renovation. We'll tell you on the first call which side your job sits on. More on our renovations & extensions work →

Do you handle the painter, plumber or electrician too?

Yes. For jobs that need other trades — plasterer after a leak repair, painter for a re-cladded section, electrician to recertify a circuit — we organise and coordinate them. One quote, one timeline, one team.

Which Auckland suburbs do you cover for maintenance?

Auckland-wide. Core catchment is the central and south-west suburbs — Hillsborough, Mt Roskill, Mt Eden, Onehunga, Three Kings, Epsom, One Tree Hill, Royal Oak, Remuera. We cover Silverdale to Pokeno, Piha to Kawakawa Bay. Up to 40 km from central Auckland.

Do you do insurance work?

Direct-engaged insurance work where you're managing your own claim — yes. We quote, document and photograph for the insurer. We don't work as a panel builder for any specific insurer, so you'd be paying us directly and being reimbursed.

What are your payment terms?

We require a deposit of 50% before work begins, which covers initial materials and mobilisation. From there, we invoice weekly in line with progress on site. Every project is covered by a written contract before any work starts, so payment milestones, scope, and expectations are clear from day one.
