Building in Auckland isn't the same as building anywhere else in New Zealand. From wet winters and legacy construction issues through to older villas, bungalows, and evolving council requirements, we build with these conditions in mind from the start, not around them.
Central and south-west Auckland (Mt Eden, Mt Roskill, Epsom, Hillsborough) is full of pre-1940 villas and bungalows. These homes need renovations that respect the original bones. Matching profile weatherboards. Interior changes that don't fight the architecture. The right structural call when you're opening up a load-bearing wall.
Leaky building syndrome hit thousands of Auckland homes built between 1994 and 2004. We handle targeted flashing repairs, full re-clads and weathertightness fixes, LBP-supervised from first assessment through to sign-off.
Auckland's current Unitary Plan makes additional dwellings (granny flats, sleepouts, tiny homes) a genuine option on more sites than most owners realise. We build minor dwellings that pass council sign-off first time, and we handle the consent paperwork so you don't have to.

For anything past basic maintenance, yes. Restricted Building Work (structural, weathertight, and building envelope work) has to be carried out or supervised by an LBP Licensed Building Practitioner. Lukas is LBP BP143236, and every site lead on an LSM job carries a current LBP licence.
Yes. Every quote is free and comes with an on-site visit. We don't quote blind. We need to see the job in person to price it properly.
Depends on scope. A standalone bathroom renovation typically runs 2–4 weeks. A full kitchen rebuild is 3–6 weeks. House extensions and whole-home renovations land somewhere between 3 and 9 months depending on design complexity. We give a realistic timeline with every quote, not a number built to win the job.
Yes. LSM Construction carries $2 million in public liability insurance, every site lead is LBP licensed, and we're Site Safe certified on every job.
Yes. For any work that needs a building consent (structural changes, plumbing, additions, minor dwellings) we manage the consent process end to end. Lodging, inspections, sign-off, Code Compliance Certificate. You shouldn't be the one chasing Auckland Council paperwork.
The 12-month workmanship warranty covers anything we built. The 10-year structural guarantee sits behind that. One call or one email to the office and we're back on site.
We require a deposit of 50% before work begins, which covers initial materials and mobilisation. From there, we invoice weekly in line with progress on site. Every project is covered by a written contract before any work starts, so payment milestones, scope, and expectations are clear from day one.
Based in Hillsborough, LSM Construction works across Auckland - from Silverdale to Pokeno, and from Kawakawa Bay to Piha and Kumeu. Most projects are in central and south-west Auckland, with travel considered up to 40 km from the city centre.
